Comp Scoring Explained

When displaying comparable listings, the system scores each one by relevance so the most useful comps appear first.

Scoring factors

Each comparable listing is scored on a 0-100 scale based on:

| Factor | Weight | What it measures | |--------|--------|-----------------| | Distance | 30% | Physical distance from the subject property | | Bedrooms | 25% | Whether bedroom count matches | | Square footage | 20% | How similar the size is | | Recency | 15% | How recently the listing was posted or sold | | Building match | 10% | Whether it is in the same building |

Relevance badges

Based on the total score, each comp receives a badge:

  • Strong (75-100) — Highly relevant, very similar property nearby
  • Good (50-74) — Relevant, useful for comparison with some differences
  • Fair (25-49) — Somewhat relevant, use with caution

Comparison indicators

Each comp card shows comparison indicators next to key metrics:

  • Green checkmark — The metric matches the subject property
  • Green up arrow — The comp value is higher (e.g., larger sqft)
  • Red down arrow — The comp value is lower (e.g., fewer bedrooms)
Focus on Strong and Good comps when advising clients. Fair comps are included for context but may not accurately represent the subject property market value.

How comps are used

  • Floorplan pages — Nearby comps show what similar units are selling or renting for
  • Portfolio valuations — Median comp prices determine estimated market value
  • Listing pages — Pre-construction context shows the original developer price alongside the current asking price
